Turnovers

We walk the unit or work from your photos, send a written scope with a date, and then do the work in order: repairs and patching, paint, flooring and doors, fixtures and hardware, cleaning. You get a photo report and an itemized invoice. Landlords with several units get a standing price list so the next turnover is a text message, not a negotiation.

Small repairs and punch lists

The list every homeowner has: the drywall crack, the door that sticks, the trim the dog chewed, the caulk in the shower, the ceiling stain from a fixed leak. We batch it into one visit. Plumbing and electrical items go to our licensed partners on the same schedule.
